Brandeis Building
Omaha, NE
This 387,000 SF building first served as a department store. It is currently being being converted into 150 one, two, and three bedroom condos with 18 different floor plans. Some of the three bedroom units will wrap around the central atrium. The lower level retail floors will feature a corner coffee shop, restaurants, service businesses, and a glass hallway to the food court. Occupancy began in the summer of 2006, the building's 100th anniversary year.
The Brandeis project includes gas fired furnaces and water heaters in a stacked configuration to serve the condominiums. The project also included gas fired fireplaces and kitchen range exhaust. Many mechanical systems were routed in chases through the high rise building and in the light well. Electrical design included standard and upgraded lighting fixture design coordinated with the project interior designer.
Commercial spaces on the lower floors will be served by air handling units connected to district chilled water and steam provided by Energy Systems.
The project also included renovation of the attached 445 stall parking structure.
